Welcome to IPHOA.com - The official Website of the Indian Point Homeowners Association and the community it serves. This website enables our residents to find information on their community.

Indian Point is a deed restricted community with rules and regulations that all residents must abide to establish a community we can all be proud to call home.  Our community consisting of almost 500 homes, community pool, tennis courts and recreation areas. Just minutes from Disney World and the other Orlando attractions it's a great place to live and raise a family.


Indian Point is a Deed Restricted Community

When our community was created in 1994 an irrevocable covenant of rules and regulations  was established.  All homeowners are required to comply with these Deed Restrictions.  These Deed Restrictions were established to maintain the standards and property values of our community.  This also helps in deterring crime in our community as it states that all residents are concerned about their community.  All homeowners are also responsible to insure that their management companies and tenants are complying.  Thus, if there management company or tenant is sited for a violation, the homeowner is also fined.  Also, created under the Osceola County ordinance creating the Indian Point community, was the mandate of the existence of the Indian Point Homeowners Association.  The role of the Indian Point Homeowner Association is to enforce the rules and regulations established under this covenant.  Simply because you were not given a copy of the Deed Restrictions when you bought into the community, does not exclude you from complying.  Signs are posted stating we are a Deed Restricted Community.  The homeowner is responsible for any fines, liens and legal costs incurred as a result of this violation.  So please comply so you will not be fined.

Is Your Home in Violation?

We have begun an educational campaign over the past year to inform our homeowner, their tenants, management companies and service providers of the Indian Point Deed Restrictions and Osceola County Ordinances.  Beginning in January 2010, in order to assist our residents and non-residents, from knowing if there home is in violation of the Indian Point Deed Restrictions and Osceola County Ordinances, we will be instituting procedures to communicate the violations.  A notice will be posted at the property with the homeowner, tenant, management company or service provider.  A copy will be sent to the owner of the property.  The address of the violation will also be posted on our website.  Homeowners are asked to check the website regularly for updates on violations.  A date to correct the violation will be given with the first notice of violation.  If on reinspection, the violation continues a second notice will be given and a fine assessed.  At this time, if the violation is not corrected, legal action will be taken.  So, please remind your management companies, service providers and tenants of the rules and to comply, so you the homeowner are not fined.

To keep our homeowners better informed, we will list all information regarding the Indian Point Deed Restrictions and updated Osceola County Ordinances under the Resident Information tab on our website.  Homeowners, their Management Companies, Service Providers and Tenants can go to this tab and see important information that impacts them from being assessed violations and fines.

2010 Indian Point Homeowners Association

The 2010 Annual Indian Point Homeowners Association membership information has been sent to all homeowners.  The Indian Point Homeowners Association was created under Osceola County Ordinance to protect our community by enforcing the Deed Restrictions to maintain a community standard and property value.  All homeowners are asked to support their community and the Indian Point Homeowners Association.  The annual dues of $35.00, may seem like a small amount for the large amount of work we are required to do.  Please complete your membership application and return with your check by January 1, 2010.  Your dues must be paid by January 1, 2010, in order to participate in the 2010 Indian Point Homeowners Association Annual Meeting held in January.

Home Improvements

Planning a home improvement, painting the exterior of your home, expanding your driveway, enclosing your front porch or installing a pool or fence, etc?  We remind all homeowners that Architectural Review Committee approval is required.  Please complete an Architectural Review application and submit it along with the required paperwork to the committee for approval. 


The Architectural Control Committee requires 30 days to review and reply to any applications. PLEASE don't wait until the last moment to apply.

Any work done without being given written authorization may require removal or change for approval, all costs would be incurred by the owner.

You can download and print Architectural Review Application - located under the Architectural Review tab. Owners must complete the form and return it with required documents to the IPHOA Architectural Control Committee for review. If you are painting your application MUST include actual color samples to be used. Any exterior change to landscaping, pool additions, fences, storage rooms, etc must include a clear diagram of where the addition will be placed as well as a complete listing of construction materials and copies of applicable permits. Incomplete or unclear information will delay processing until all necessary information is provided. Contact the Architectural Review Committee  by email at  info@iphoa.com.

Applications to the Architectural Review Committee are accepted for review at their bi-monthly meetings, January, March, May, July, September, and November.  Please send your application and paperwork for consideration to this meeting.  Once all paperwork is received the committee will then have 30 days to respond after their meeting.  This allows the committee time to review the application and tour the home site.


We hear you!

Since this board took office in 2007, the biggest complaint we have from our residents is the enforcement of the deed restrictions.  Everyone feels this impacts crime and property values within our community. 
We have been working with Osceola County Code Enforcement to see that all issues and violations are addressed.  Osceola County has passed several new ordinances and Code Enforcement is here almost daily to issues citations and assess fines.  These fines start at $250.00.  The Indian Point Community Ordinance is almost complete.  When signed by the County Commissioners it will give us more help by Code Enforcement.  The Indian Point Homeowners Association has hired an attorney that will assist in addressing issues and enforcing fines and liens against violators.

All homeowners are responsible for adhering to the deed restrictions and county ordinances.  If you do not live in the community full time, you are responsible to insure that your tenants and management company obey these rules.  If they do not you may incur the fines and assessments. 

So make sure that you check to make sure you are in compliance.  If you do not reside in the community make sure that your tenant and management company are aware of the rules and in compliance.  We do not want you facing fines and legal costs.

Indian Point Community Ordinance


 
Since the current Indian Point Homeowners Association Board took office, on May 2007, we have been working very hard to improve our community.  We have been addressing all residents concerns regarding the standards of our community and the enforcement of the deed restrictions.  We have partnered with the County Manager and County Zoning Manager to create the Indian Point Community Ordinance.  The ordinance when finalized will have a major impact on our community.  It will enforce the deed restrictions on the county level.  You will see members of the board throughout the community asking all residents to sign the Indian Point Community Ordinance.  Please take a minute and sign to help us improve our community and property values. 



Do you rent your home?

Please be advised that is you rent out your home, either short or long term, you are required to register your home.  You must also have an Osceola County Occupational License to rent out your home.  Your home will also be subject to inspection to make sure you have the required standards for the safety of you and your renters.  Also, your Management Company, Landscaping and Pool Service are required to have an Osceola County Occupational License.  They must have their hang tag displayed when they are working within our community.  Currently, the Osceola County Property Appraiser and Code Enforcement offices have inspectors in our community going house to house making sure your home is registered.  Several citations have been issued.
Don't get fined, register today!

Animal Control

Osceola County Animal Control would like to remind all homeowners of the rules:

*Pets should have the required licenses and vaccination.
*Dogs are to be on a leach not roaming loose throughout the community. 
*If you have an issue with a dog trespassing on your property call them at 407-343-7101.  Take a photograph of the situation for the deputy when they respond. 
*Certain breeds do require additonal insurance coverage.
*Please remember to pick up after your pet.
*Pets are not permitted in the Recreational Complex, this means the entire area including the playground, pool and green spaces.
*Do not feed stray cats as they invite others into the community.  They are becoming a nuisance and creating safety issues.


Where do you live?

Under Osceola County Ordinance 04-47 you are required to clearly display your house number. Many public services, including the fire and sheriffs department, depend on accurate, readable house numbers to respond quickly in an emergency.  So do mail carriers, UPS and FedEx, and the folks who deliver your pizza.  All homeowners are asked that the address numbers be clearly marked on all homes.  Number should be at least 3 1/2 inches high in a contrasting color from the home color.  These numbers should be placed on the garage in a spot that is easy to read from the street.  Failure to do so could subject the homeowner to county assessed fines. 
So take a moment and check your number.


Slow Down!!!

Please slow down!  We are addressing the issues of traffic speeding throughout our community.  The Osceola County Sheriff Department is in the community and enforcing the speeding laws.  They are issuing tickets to both residents, as well as thoughs who cut through our community.  The speed limit in our community is 25 miles per hour and additional signs have been posted.  If you forgot, this is not the community law, this is the national law of 25 miles per hour in a residential community.  This was on your driving test when you got your license. 

Please obey the speed limit for your safety and the safety of our residents.

Remember that stop signs mean stop!! Please come to a full and complete stop, or you can receive a ticket.  Also, parking on the street in our community is permitted, but you must be facing in the right direction or you will be ticketed.

Do Not Park on the Grass!!

We would like to remind all residents that parking on the lawn or easement is not permitted within our community.  This is a violation of the deed restriction.  Also, placing of pavers or gravel on your lawn to create a parking space is also a violation.

Parking is only permitted in your garage, driveway or on the streets of our community. If you need more room you can apply for Architectural Review Committee approval to expand your driveway an additional 8 feet.  Please contact the committee to obtain the form and approval.
 

Trash

We would like to remind all homeowners that under the Osceola County Universal Solid Waste Program  can subject you to fines by the Osceola County Code Enforcement.  These ordinances are in addition to the deed restrictions within our community. 

Household Trash is only permitted to be placed curbside after 6:30 pm on Monday and Thursday evenings in a plastic container with water tight detachable lid for pick up early Tuesday and Friday mornings.  Trash cans must be removed from curbside on Tuesday and Friday evenings.   Trash should be placed in trash bags inside trash cans.  Please remind your tenants and management companies of the deed restrictions and county ordinances so that they do not subject you to violations and being assessed fines. 

Lawn and Yard Waste can only be placed curbside on Tuesday evenings after 6:30 pm.  This trash must be bagged or tied and bundled in three foot sections, not to exceed 50 pounds.

If you have White Goods, this includes washers, dryers, refrigerators, etc., and Bulk items like furniture and mattresses, etc, you must contact Waste Management at 407-843-7370 to make arrangements for them to pick these items up. There is no fee for this pick up.

We do not want to see anyone fined because they did not know the deed restrictions and county ordinances.





Hurricane Season is here!

We remind all homeowners that hurricane season has arrived.  Annually from June 1st through November 30th is Hurricane Season.  As many of you might remember our community was impacted during the 2004 and 2005 season. 

*Be prepared, develop a plan for you and your family, including your pets.  Notify family members not residing in your home of the plan.  This helps relieve the stress during an emergency situation.
*Gather your hurricane supplies, batteries, water and food staples.  Make sure you have enough of any medications you are taking as it might be a while to obtain refills during a storm period. 
*Also, have cash on hand.  With power outages, ATM's and credit card systems will not work.
*Trim your trees and shrubs, remove other items that might become loose and fly around during a storm. 
*Full up your gas tank.
*Refer to various sources of information to help you prepare.
